Cass County, TX
50-acre tract of recreational land covered in pine timber that will produce good timber income in the future.
9.25 acres is open and covered in bahia grass. This acreage does contain 3 gas pipelines. This pipeline area would be
good for wildlife food plots and hunting blinds.
The remainder of the tract is mainly pine timber that can be thinned within
the next three years to offset some of the purchase price. Pine timber can be managed for future timber income.
one semi-open area within the pine stand that could be used as a food plot for hunting or you could set up a deer camp there.

and west boundary lines are fenced. There is an old fence, mostly on the ground, located south of the pipeline that is shown
in purple on the tract map. The land south of that line appears to have been used by the southern neighbor.
There is a
small wet weather stream on the property with a possible small pond location.

is just down the county road. Closest community water is at the intersection of CR 2345 & CR 2350.
